Owning a home in Chennai while living in the United States is common, and it is manageable once a few basics are in place. The goal is simple: know who is living in your property, know the rent is arriving, and know the property is in good condition.
1. Appoint one trusted local manager
Relatives and neighbours help, but a single accountable point of contact makes everything easier. Agree in writing what they handle and how often they report.
2. Verify every tenant
Check identity, employment and references, and complete police verification before the tenant moves in. Keep a written, registered rent agreement.
3. Track rent every month
Make sure rent is paid into the right Indian account and that someone follows up the day it's late, not weeks later.
4. See the property regularly
Scheduled inspections with photos and a video walkthrough tell you far more than a phone call. Ask for meter readings and photos of any damp or leaks.
5. Put bills on a calendar
Property tax, water, electricity and association dues are easy to miss from abroad. Pay them on a schedule and keep every receipt.
6. Agree an approval limit for repairs
Small fixes can go ahead; anything above an agreed amount should come to you with photos and an estimate first.
Banking, tax and repatriation rules depend on your situation. Confirm them with a qualified Chartered Accountant.
